Abstract
Introduction and Objective: Neighborhood is a fundamental component of residential quality in housing complexes, emerging from the interaction among spatial organization, physical characteristics, shared functions, and the social and behavioral patterns of residents. The quality of neighborhood relations can influence the level of social interactions, sense of security and belonging, patterns of using shared spaces, and the formation of stable relationships among residents. This study aims to evaluate the state of neighborhood relations in the Sepidar Residential Complex in Urmia and to identify the degree of desirability of the components explaining the concept of neighborhood.
Method: In terms of its objective, the study is applied, while in terms of its nature, it is analytical and employs a mixed-methods (quantitative–qualitative) approach. The required data were collected through documentary studies and field surveys using a questionnaire. Structural Equation Modeling (SEM), implemented in AMOS software, was employed to analyze the relationships among the neighborhood components and to assess their level of validation from the residents’ perspective.
Findings: The results indicated that the desirability of the neighborhood components was ranked, respectively, according to the following criteria: physical–spatial (0.558), functional–managerial (0.545), psychological–perceptual (0.370), social–behavioral (0.368), temporal–dynamic (0.252), and cultural–contextual (0.228). At the sub-component level, spatial hierarchy, the sense of security and tranquility, the management and maintenance system for shared spaces, regulations and mechanisms for resident participation, and the quality of collective spaces had the greatest roles in explaining the state of neighborhood relations.
Results: Based on the critical values and a 95% confidence level, only the physical–spatial and functional–managerial criteria were confirmed from the residents’ perspective. In contrast, the social–behavioral, psychological–perceptual, cultural–contextual, and temporal–dynamic criteria were not statistically confirmed at the specified significance level. The findings indicate that the physical quality and managerial mechanisms of the residential complex provide a favorable basis for neighborhood relations; however, their full realization requires strengthening the social, perceptual, cultural, and temporal-dynamic dimensions.
