Evaluation of Residential Complexes Design Based on Building Urban Compatibility Indicators (Case Study: Rezvan Residential Complex, Zanjan)

Abstract
Problem Statement: Residential complexes, proposed as a solution to housing challenges and urban sprawl, entail various positive and negative consequences.
Research Objectives: This study aims to evaluate the performance of the Rezvan Residential Complex in Zanjan based on the criteria and indicators of the Urban Compatibility Plan.
Research Methodology: This is an applied-comparative research conducted through documentary and field studies. Resident satisfaction was assessed using questionnaires and analyzed via SPSS software, while the adherence to urban compatibility indicators was evaluated by incorporating residents’ perspectives on the Rezvan complex.
Conclusion: The findings demonstrate a significant relationship between resident satisfaction and the strengths/weaknesses regarding the adherence (or lack thereof) to urban compatibility indicators. Indicators related to “site adaptation” and “legal/administrative compliance” serve as relative advantages. In contrast, major weaknesses are concentrated in areas of physical and land-use elements, functional aspects, and urban, social, and cultural infrastructure services. The results indicate that the design of residential complexes in Zanjan, particularly the Rezvan complex, requires an improvement in urban compatibility indicators, as there is a bidirectional and significant relationship between the adherence to these indicators and resident satisfaction.
