بررسی و تحلیل اثرات کالایی شدن فضا بر زیست پذیری شهری در شهرهای ساحلی (مورد مطالعه: شهر بهشهر در استان مازندران)

چکیده
زمینه و هدف: زیست‌پذیری شهری به عنوان مفهومی چندبعدی، کیفیت محیط شهری و قابلیت آن برای تأمین نیازهای مادی و معنوی ساکنان را بازتاب می‌دهد پژوهش حاضر با هدف تحلیل اثرات پدیده کالایی‌شدن فضا بر کاهش زیست‌پذیری شهری در شهر ساحلی بهشهر انجام شده است.
روش شناسی: به‌منظور سنجش میزان تأثیرگذاری فرم هندسی بر ادراک کاربران از فضاهای سبز شهری، ابزار گردآوری داده‌ها به‌صورت پرسشنامه تصویری طراحی شد. تدوین پرسشنامه بر اساس استخراج متغیرها، شاخص‌ها و مؤلفه‌های مرتبط با موضوع پژوهش از طریق مطالعات اسنادی و بررسی پیشینه پژوهش انجام گرفت. این پژوهش از نظر هدف کاربردی و از نظر روش، پیمایشی است. داده‌ها از طریق پرسشنامه‌های شهروندان (برای سنجش زیست‌پذیری) و متخصصان (برای شناسایی متغیرهای کالایی‌شدن فضا) جمع‌آوری شدند. برای تحلیل داده‌ها از آزمون آماری T تک‌نمونه‌ای و مدل تصمیم‌گیری چندمعیاره DANP استفاده گردید.
یافته‌ها و نتایج: نتایج آزمون T نشان داد که شاخص کالبدی-زیرساختی مطلوب‌ترین وضعیت را در بین ابعاد زیست‌پذیری شهر بهشهر دارد، در حالی که شاخص نهادی-مدیریتی نامطلوب‌ترین وضعیت را داراست. بر اساس مدل DANP، مهم‌ترین متغیرهای اثرگذار کالایی‌شدن فضا بر کاهش زیست‌پذیری به‌ترتیب عبارتند از: کاهش توان گروه‌های کم‌درآمد برای دسترسی به مسکن، تبدیل زمین‌های کشاورزی به کاربری مسکونی و تجاری، و افزایش تبلیغات تجاری در فضاهای شهری. کالایی‌شدن فضا از طریق مکانیسم‌های بازار و سیاست‌های نئولیبرالی، به ویژه در بخش مسکن و تغییر کاربری اراضی، نقش تعیین‌کننده‌ای در کاهش کیفیت زندگی شهری و افزایش نابرابری‌های فضایی در شهر بهشهر داشته است.

Analysis and Investigation of the Effects of Space Commodification on Urban Livability in Coastal Cities (Case Study: Behshahr City in Mazandaran Province)

Background and Objective: Urban livability, as a multidimensional concept, reflects the quality of the urban environment and its capacity to meet the material and non-material needs of residents. This research aims to analyze the effects of space commodification on reducing urban livability in the coastal city of Behshahr.
Methodology: To assess the impact of geometric form on users' perception of urban green spaces, a visual questionnaire was designed as the data collection tool. The questionnaire was developed by identifying variables, indicators, and components relevant to the research topic through a review of documents and existing literature. This is an applied survey-based study. Data were collected using citizen questionnaires (to measure livability) and expert questionnaires (to identify commodification variables). Data analysis was performed using the one-sample T-test and the DANP multi-criteria decision-making model.
Results and Findings: The T-test results showed that the physical-infrastructural index has the most favorable condition, while the institutional-managerial index is the least favorable among livability dimensions. According to the DANP model, the most significant variables affecting livability reduction are: reduced access to housing for low-income groups, conversion of agricultural lands to residential/commercial uses, and the increase of commercial signs in urban spaces. Space commodification, through market mechanisms and neoliberal policies-particularly in housing and land-use change-has played a decisive role in reducing urban quality of life and increasing spatial inequalities in Behshahr.
